The owners and management team have completed training in Covid-19 Holiday Let Cleaning Protocols.
In-house training and practice sessions have been undertaken with our whole housekeeping team on the Highland Heather Lodges cleaning standards as defined in our cleaning protocol and room-by-room checklist.
Where appropriate we are using hospital grade Virucidal disinfectants that comply with EN 14675.
The housekeeping team wear appropriate PPE and follow our strict cleaning checklist and protocol.
Our cleaning standards and checklist are available on request. (See Tablet)
We provide appropriate cleaning materials Covid-grade spray disinfectant within the property for you to use during your stay. We ask you not to bring bleach with you.
The contract for a short-term holiday rental will be between Highland Heather Lodges (referred to as “us”, “we” or “our”) and the person making the booking all members of the holiday party (referred to as “you” or “your”) in the following booking terms and conditions.
The party leader must be at least 18 years of age at the time of booking.
The Contract will not come into force until we have received the Deposit referred to in clause 2 below. The Contract will be subject to these booking terms and conditions, and must be complied with.
Booking – Please take out your own holiday insurance before you book.
Important information about your self-catering holiday at Highland Heather Lodges.
Please note we have four lodges all with their own private outdoor Hot Tub in which to relax, enjoy and chill in. They are situated on the edge of a village in panoramic surroundings.
This location is NOT for guests who want to party but is perfect for guests wishing a quiet get away from it all break.
The Scottish Government Guidelines only allow one household to stay in self-catering at this moment in time.
We do not allow Stag or Hen parties. Large family party groups are welcome only if all four lodges are booked and once the restrictions have been lifted.
Please note the owner reserves the right to carry out a spot check at any time day or night.
The hirer warrants that the properties let are to be used for the purposes of a holiday let and so accepts that the letting is a holiday let to which Section 12 (2) and paragraph 8 of Schedule 4 of the housing (Scotland) act 1988 apply and confers on the hirer the right to occupy the property for the period agreed for holiday purposes only.
When you submit a booking via our online reservation system, over the telephone or by email you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent by post or email.
Your booking will only be confirmed and our Contract will only come into force one we have received a non-refundable deposit of 25% of the total holiday cost. The Deposit must be paid within two (2) days of the booking being placed or if not deemed to be cancelled.
You can pay your 25% directly on-line when you book. You will receive confirmation from Highland Heather Lodges within a few days of booking. If for some reason you do not receive confirmation from Highland Heather Lodges please let us know.
On arrival a £100 Security Deposit to cover any breakages which must be reported to us before check-out, will be required and will be held on the card used to pay the deposit unless paying through Paypal, Air BnB, Booking.com or Cottages.com then please let us have a note of your card details before arrival. Damages will be charged in full.
During these unprecedented times any subsequent payments will be processed using the same card used to process the deposit/balance unless otherwise notified. (However, the sum reserved by this clause shall not limit the Client`s liability to the Owner).
Balance to be paid by card, by telephone or by the link attached to your confirmation Twenty-eight days (28) days before your holiday (no reminder will be sent) If for any reason we do not receive your balance on the due date, and cannot get in touch with you we will deem the booking to be cancelled.
If the booking is made less than Twenty-eight days (28) prior to the commencement date then your Booking will only be confirmed and our Contract will only come into force once we have received payment in full.
Name and address of all guests in your party must be received by us when booking
By booking Highland Heather Lodges you are agreeing to accept Highland Heather Lodges Terms and Conditions.
A cancellation must be advised in writing (email is fine)
Deposits are non-refundable
Bookings are not transferable to other dates.
The balance of the rental must be paid Twenty-eight days (28) before the holiday.
Failure to pay balance Twenty-eight days (28) before holiday start date or with no correspondence from the hirer will result in the deposit being kept and the holiday will deemed to have been cancelled.
We offer a Flexible Cancellation which removes the stress and worry from booking your holiday. You can cancel your booking and obtain a full refund of the lodging costs, less the non-refundable deposit, up to 14 days before the Holiday Commencement date. If you cancel later than 14 days before the Holiday Commencement Date then we cannot refund your booking unless we can re-let it (less the non-refundable deposit) and less any difference in the relet price.
You can take out holiday insurance to cover any loss you may incur.
Occupancy of the log cabin commences at 5:00pm on the first day of the letting period and is to be vacated by 10:00am prompt on the morning of your departure.
The hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire (10am) The right is reserved to charge for an extra day if the hirer has not left by 10am.
Couples / families only. No party groups accepted at the moment.
Minimum stay two nights except Christmas and New year when min Stay is 3 nights.
We accept Dogs in the Glen Lednock and Earn Lodges only. Dogs must be house-trained, and not left alone in the Lodge or garden, and should be kept out of bedrooms, and be kept off the soft furnishings / beds — they must bring their own beds. For the convenience of other visitors and children, owners must pick up and dispose of any dirt made by their dog. Dogs must be kept on a lead and under control at all times.
Lodges must be left secure when unoccupied during the period of let.
The owners reserve the right of access to the Lodge at any reasonable time to carry out repairs or any general maintenance required.
Our gardener may be on site between the hours of 8am and 5pm
The Hirer is responsible for the condition of the property and its entire contents during the hire period. The hirer will make good any loss, damage which occurs during their stay, and any replacement cost of any such loss or damage. If damages are more than the £100 Security Deposit an invoice will be issued to the hirer who will be liable to pay this invoice within 30 days.
Defective equipment must be reported on arrival.
Wifi – Highland Heather Lodges management will not be responsible if the network fails or signal strength drops as this is out of our control and you agree to reasonable and lawful usage of this service.
Mobile phone reception varies. O2 has the best reception and 4G is available.
The Hirer is responsible for leaving the Lodge as they found it on their arrival in a clean and tidy condition. (Any extra cleaning of the Lodges will result in the extra cleaning costs being taken from the £100 security deposit).
We operate a strict No Smoking policy in the lodge and any cigarette ends must be disposed of in a proper and safe manner.
As we are in a quiet peaceful area please keep noise level to a minimum. Please be respectful of your adjoining neighbours.
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return (and to recommend us to your friends!). We live nearby, and will do our best to resolve any problem.
In the event of a problem arising, the owner has the right to ask the hirer and his guests to leave. A refund/part refund will be at the discretion of the owners.
Highland Heather Lodges reserve the right to refuse /abort or cancel bookings at their own discretion or if for any reason they think T&C are not being adhered to.
This Location is NOT suitable for groups who want to party.
Highland Heather Lodges management will not be responsible for property left behind. Items may be returned on request and a charge will be taken from the Security Deposit. Otherwise Items left behind will be disposed of after a month from departure date.
If for any reason or circumstance beyond our control we are forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.
Highland Heather Lodges reserves the right to cancel bookings in any of these circumstances.
Coronavirus, Pandemic, Government Directive, travel ban, isolation order, lockdown, etc. Any Force Majeure
Bookings with deposits / balance paid in full taken by Highland Heather Lodges will be refunded.
Holiday dates and deposits are transferable.
No liability is accepted for any loss, damage, sickness, death or injury howsoever caused which may be sustained during the holiday to the hirer or any member of the hirer’s party or any person invited by the hirer or his party for any vehicle and its contents, or any personal possessions.
We cannot be held responsible for noise or disturbance originating beyond the boundaries of our site.
We cannot accept any liability for compensation where performance to contractual obligations is prevented or affected outside our control. Weather conditions, acts of God, explosions, tempest, fire or accident, war or threat of war changing restrictions and regulations of any kind on the part of the government or local authorities, strike or other industrial action or dispute.
We cannot accept responsibility for the failure of public services such as gas, water, electricity, sewerage systems, breakdown of domestic equipment and breakdown of mechanical equipment. But will endeavour to arrange prompt repairs.
We do not provide insurance against this or any other loss or injury while you are on holiday. You should seek to obtain your own holiday insurance for your stay.
We make every effort to ensure the information provided is accurate, but we reserve the right to make changes and we accept no liability for inaccuracies.
This agreement shall be governed by and construed in accordance with the laws of Scotland and shall be subject to the jurisdiction of the Scottish courts.
Under no circumstances shall the proprietors` liability to the Client exceed the amount paid to them for the rental period. This contract shall be governed by Scots Law in every particular including formation and interpretation and shall be deemed to have been made in Scotland. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in Scotland.
The property should be left clean and tidy on departure and any damages must be reported prior to departure. Due to the current Scottish Government Guidelines and strict cleaning protocols guests are asked, at this time, to strip the beds, except the protectors, and place in the laundry bag provided. All dishes should be washed in the Dishwasher before departure. This is to keep our cleaning staff safe.
No food should be left and all bins should be emptied. Property left in a dirty or inappropriate manner will result in an additional cleaning surcharge of £25.00
Your lodge will be ready for you by 5 pm, and the property must be vacated promptly by 10am on day of departure. Due to current restrictions your key will be left in the Lodge door.
A £100 refundable security deposit is required in case of damage to the property or its contents. (However, the sum reserved by this clause shall not limit the Client`s liability to the Owner).
As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.
Vehicles, accessories and contents are left at their owners risk.
The clients use Hot tubs, infra-red sauna and play area at their own risk.
The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy, in this case refund will be at the discretion of the owners.
You must not use the property except for the purpose of a holiday during the Holiday Period, and not for any other purpose or for a longer period except with our express written agreement.
The Contract to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties.
This Contract relates to a “holiday let” the purpose of which is to confer on you as a holidaymaker the right to occupy our property for a holiday only. You shall not be entitled to any private residential tenancy or other tenancy, assured short hold or assured tenancy, lease, licence or other right to occupy, nor shall you obtain any security of tenure under any applicable law including but not limited to under the Private Housing (Tenancies) (Scotland) Act 2016 now or at the end of the Holiday Period. You may not sub-let the property.
In the event that you are required, in accordance with guidelines imposed by the UK and Scottish Governments in relation to the disease known as coronavirus disease (Covid-19) and the virus known as severe acute respiratory syndrome coronavirus 2 (SARS-CoV-2)), to self-isolate at the property you will be responsible for the cost of (i) any additional nights out with the Holiday Period and (ii) rehousing any booked guests that are displaced as a result of the additional nights required by you in an equivalent property.
While refunds for following Government Direction or Advice are not legally required, we believe it is in the best interests of all parties to allow the Hirer to reschedule their booking or provide a refund. However, this will be subject to the Hirer complying with any reasonable request from us to provide evidence that too continue with the Booking would be acting against Government Direction or Advice. This may include (but is not limited to) providing medical evidence or proof. If the Hirer does not comply, the Hirer reserves the right to treat the cancellation as having been made under clause 3.
Cancellations as a result of Government Order, Direction or Advice or a Change in Law, excluding weather-related advice, will receive a full refund. Cancellations for any other reason will be subject to our standard cancellation terms
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of the rental period. You must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties.
The use of drones is not allowed without our express written permission. Fireworks are not allowed without our express written permission. Night lanterns are expressly forbidden as they are a fire hazard and can cause death or injury to local livestock.
Although we make every effort to have the hot tub ready for your arrival, sometimes this is just not possible. We cannot be held responsible for any failure of the Hot Tub. A Hot tub disclaimer will be emailed 5 days before your arrival. Please read and acknowledge.
Each booking is made in good faith with the belief that the cottage will be available to the tenant on date stated. If for any reason due to circumstances out with our control., the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor.
To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at Highland Heather Lodges.
